Don't believe everything you read!

Perhaps an age old tip but one that still serves us daily I believe. And who knows, perhaps even big Don was on to something with his 'Fake News' catchphrase. Albeit this is Canada, it is interesting that the UK base didnt comment rather than just deny it wasn't applicable to the UK which would seem the obvious choice. I have said before and say it again, are you really getting a better deal? 

 Here are my top 3 reasons why I wouldn't use an online agent (OA):

1. They are only interested in listing your property, not selling it. Fees are paid upfront prior to marketing or on withdrawal (sellers sign a credit agreement binding them). You pay to simply to put their property on national web portals. There is ZERO motivation for the OA to drive a sale – they have made their money! ‘High Street’ Estate Agents (HSEA), don’t get their fee until the transaction settles – they won't list stock that won’t sell which means you will always receive good, honest advice.

2. OAs promote fixed fees/low commission however there are additional hidden costs i.e £300 extra to do viewings & an additional fee if you don’t use the OA's preferred lawyer.

3. OAs only end up selling half of the houses they actually list - they don’t care, they have already been paid! Very few of our sales fall through (less than 5%). If anyone is thinking of selling then please use a HSEA, you will get an honest, personalised service plus local market knowledge. If you want to use Aberdein Considine, then even better but steer clear of the Ryanair’s of the EA world.
